How do you choose markets or properties?

Quattro Capital employs a data-driven, highly selective approach. Through deep, nationwide market analysis, we focus on emerging and stable regions that offer economic strength and potential. From thousands of opportunities, only the top 1–3% are considered for further evaluation. Each property is then carefully vetted through both on-site inspections and rigorous financial modeling. Finally, a vertically integrated property and construction management setup ensures disciplined, high-performing operations across each asset.

Can you share an example of a past successful investment?

Yes! A key example is our Knoxville Trio case study. Over a 2-year hold, Quattro acquired and revitalized 3 properties (67 units), delivering a 35% Annual Rate of Return (ARR) and an equity multiple (EM) of 1.7×.

Another example is our The Flats at Scheel (20 units),  professionally operated for four years, raising rents from $650 to $950 and producing a 243% return on investment (a 2.43x equity multiple) for investors.

What is the minimum investment amount?

We've set the minimum investment at a comfortable $100,000. However, not all Quattro investments are the same. Please refer to investment offering memorandums for specific project information.

What is the term length of the fund?

Lockout: 6 month minimum interest period. Investor Early Termination Fee: 3% of principal. Term: 36 months with two one-year extension options.

Is my investment secured?

Yes! Your investment is secured. When you put money into QFIF II, you’re not just relying on our word or the performance of one project. Your loan is collateralized by real assets, specifically stabilized multifamily real estate and gold-backed investments. That means if something unexpected happens, there are hard, tangible assets behind the fund that can be sold or refinanced to repay investors.

How are returns paid out, monthly or quarterly?

The standard is quarterly payouts, but monthly distributions can be arranged if needed.
